Arch-Filled Commercial Strip Filed for Brisbane’s Northside

The arch-filled facade will be hard to miss—even along one of Brisbane’s busiest roads. Plans for a distinctive two-storey commercial building have been filed for a long-vacant site on Lutwyche Road, linking the CBD with the river city’s northern suburbs. Brisbane-based LRP Developments is behind the proposal designed by NMDS Architecture and dubbed Lutwyche Co. Overall, the scheme comprises a gross floor area of 1668sq m split into seven tenancies ranging from 211sq m to 256sq m for use as offices, healthcare services, showrooms and veterinary services. The 1582sq m site spans three lots on the corner of Lutwyche Road and Bryden Street at Windsor, about 6km north of the CBD, and is next to the 1873-built Fernfield—a heritage-listed, Georgian-style brick residence. The site has been vacant for almost two decades and was previously used as a staging area for nearby major transport infrastructure projects. “This development application proposes a unique building of outstanding architectural merit,” a planning report said. “By carefully considering the site characteristics and immediate surroundings, the proposal has been able to reflect the architectural heritage of the local area—which predominantly feature masonry construction. “The distinctive form, feature arches and entry material palette reflect the heritage identity of surrounding local heritage buildings that were some of the first brick buildings in the city and feature locally made product from the former Lutwyche Brick Works.” Also, significantly, the landholding sits above a state-controlled tunnel and future tunnel—being the Airport Link Tunnel and future Northern Busway Tunnel—meaning the site is limited to a “modest outcome” due to structural loading matters. ▲ Renderings of the strip of seven commercial tenancies proposed for Lutwyche Road at Windsor. The report added: “In this highly urbanised location, the design and siting achieve … a positive impact against the series of existing hostile transport infrastructure, including significant pylon signage for the Inner City Bypass, telecommunications, gas and a pad mount transformer”. Windsor is a suburb in the throes of urban renewal with a shift towards higher density residential, commercial and mixed-use developments, it said. “The proposal will contribute significantly towards the visual amenity of the corridor streetscape and skyline of Windsor. The site activates a long vacant parcel of land developing the site for a range of desired intensive and interactive uses. “It will support and reflect the evolving mixed-use character of the Windsor East Precinct, reinforcing the area’s transformation into a dynamic urban environment.” Under the plans, integrated landscaping with vertical greenery along the Lutwyche Road facade has been designed to “soften the urban edge but also enhance the building’s environmental performance and aesthetic value”. “The contrast between the raw, industrial quality of concrete tilt panels and the organic, ever-changing nature of planting species balances a mix of contemporary, durable materials yet promotes sustainability by improving air quality, reducing heat gain, and supporting urban biodiversity,” the documents said.
