Aria’s Revised Tower Greenlit for Inner-City Kangaroo Point

Aria Property Group’s Canopy House project at inner-city Brisbane’s Kangaroo Point has been given the green light—again. It has been a somewhat deciduous planning and design process for the Brisbane-based developer. Since its first 20-storey iteration was filed in 2022, the seemingly everchanging scheme has been bulked up and scaled back amid shifting planning policy, challenging industry conditions and a site expansion. The latest approved version—reworked by architects Rothelowman—is for a 31-storey tower scheme comprising 172 apartments. Overall, it has been trimmed from 35 storeys and its yield reduced by 51 apartments. “The reduction in total building height is ultimately to enhance efficiency, feasibility, and adaptability, ensuring the project remains viable amid evolving industry and economic constraints,” the change application said. The amendments result in a mix of 108 two-bedroom units and 64 three-bedroom apartments across 22 levels, sitting above six podium and three basement levels. As well, a ground-level retail tenancy has been expanded “to support a high-end restaurant” and strengthen street activation with large expanses of glazing designed to “enhance the development’s interface with Leopard Street and Mark Lane, creating a more vibrant and pedestrian-friendly environment”. ▲ Renderings of the scaled-back scheme for Aria Property Group's Canopy House development greenlit for a Kangaroo Point site. “These design elements not only activate the immediate surroundings but also serve as a catalyst for Mark Lane’s evolution into a laneway destination, similar to Fish Lane (South Brisbane), with a strong retail and dining presence,” the documents said. “Collectively, these enhancements contribute to a high-quality design outcome, reinforcing the precinct’s long-term economic viability, and social appeal.” Under the revised plans, an elevated residents’ multi-purpose court interfacing with Mark Lane also has been added and carparking increased by two levels to accommodate 323 resident and 13 visitor spaces. One of the two levels of rooftop communal amenities integrated into the previous design has also been relocated to level 7 “to improve efficiency, optimising the use of space for functionality”. The latest nod from the Brisbane City Council comes just seven months after it approved its previous loftier third iteration, which was submitted after Aria secured two additional lots, increasing the amalgamated site on the corner of Leopard and Vulture streets to about 2300 square metres. Meanwhile, upscaled plans for another residential tower have been given the go ahead for a 2788sq m site at nearby 51 Darragh Street, Kangaroo Point. ▲ A rendering of the 22-storey residential tower at Kangaroo Point. The approved 22-storey proposal supersedes a previous 15-storey scheme and increases the residential yield from 49 to 65 apartments. The revised plans were lodged by a Brisbane-based entity linked to urologist Wesley Hii in August last year—12 months after the initial plans were given the green light. “The mix of the development is all three and four-bedroom apartments, addressing a gap in the market in the northern Kangaroo Point precinct, where many of the developments in the area have historically consisted of one and two-bedroom apartments in a quasi-hotel format,” the application said. The scheme was designed by Queensland-based architects Peddle Thorp to “take advantage of significant river and city views”.
