Luxury Townhouse Plan Revealed for Burleigh Heads

Plans have been filed for a luxury townhouse development on the Gold Coast by Brique Projects. The Brisbane-based developer is planning the project in sought-after Burleigh Heads after bringing similar luxury townhouse projects to life at Maroochydore, Palm Beach and Miami. Brique has filed a material change of use application with the City of Gold Coast Council for the site. Planned six homes of three storeys with “high aesthetic value” for 24-26 Burleigh Street. The 810sq m site is within a medium-density residential zone and is currently vacant and cleared. It is between two low-density residential buildings. The parcel is 500m from Burleigh Beach, at the southern end of the Gold Coast, and near Burleigh Markets as well as a future light rail station on the Gold Coast highway, part of the $1.5-billion light rail transport expansion. Brique Projects founder Natalie Lewis said the appeal of the suburb was clear. “Burleigh is your quintessential Gold Coast dream suburb,” she told The Urban Developer. “We’re within walking distance to the beach first and foremost ... all of the cafes, shops, and bars on James Street, and just a bit further down you have The Burleigh Pavillion and Rick’s.” Plans prepared by Town Planning Alliance and designed by Studio Workshop comprise six three-bedroom homes, each with roof terraces, in a “contemporary coastal-style building”. ▲ A rendering of the Burleigh Street project proposed by Brique. Lewis said the team invested heavily in finding the right site. “Our strategy is pretty simple, we’re trying to build beautiful homes in beautiful places,” Lewis said. “So we’re a bit fussy on the location and details, and we tend to marinate on sites for probably a little longer than we should.” Lewis said the design brief was “modern, Tulum and coastal,” given its location. Tulum is a resort town on Mexico’s Yucatán Peninsula. “Architecturally, we really wanted to push this one so that it was genuinely different to what else is on the market at the moment,” she said. “And we think Studio Workshop nailed it.” Brique’s application said that the residential profile of Burleigh Heads had been undergoing a “period of transformation”. ▲ A rendering of the Studio Workshop-designed proposal. It is moving towards “denser infill development, as older low-set homes are reaching the end of their economic life,” it said, and the proposed development is consistent with this trend. The median house prices in Burleigh Heads is $1.5 million, according to realestate.com.au, a 14.8 per cent increase during the past 12 months. The perennial appeal of Burleigh shows no sign of waning. Mayd Group earlier this year breaking ground on a 17-storey addition to Burleigh Heads beachfront, and a 18-storey tower planned for The Esplanade by Mosaic Property Group. Female-led development company Brique was founded at Coorparoo in 2020 by Lewis, who had previously worked at such firms as Citimark Properties, Siera Group and Pointcorp. It is part of the Barclay Group, a family-owned private investment group founded by brothers Ian and Don Barclay. The Barclay’s main construction firm, Barclay Bros, was acquired by Laing O’Rourke in 2006. Many of their grandchildren, including Lewis, now operate in Australia’s construction and development industry.
