Gold Coast Beachside Revival of the Block of Flats Rolls On

The block of flats is back in a big way on the Gold Coast. With a dearth of affordable housing and a prevailing construction crunch hitting tower feasibilities, the city’s pipeline of boutique infill proposals is on the rise. Plans for a three-storey development comprising eight apartments at Runaway Bay are the latest to join the slew of proposed low to midrise projects. It is earmarked for a 607sq m site at 121 Bayview Street and, if approved, would replace an existing single-level residence. The proposal has been lodged by a Sydney-based entity. Under the plans, the two above-ground levels would each accommodate four apartments all comprising two bedrooms and two bathrooms with a spacious living area opening on to a large balcony. Carparking for 18 vehicles—including two visitor spaces—would be provided on the ground level. “The layout maximises space through contemporary design techniques, aligning with the standards of luxury developments found in prestigious Gold Coast suburbs like Paradise Point and Runaway Bay,” the application said. “The design capitalises on its idyllic location and orientation, with internal living areas opening to private open space, utilising natural sunlight and sea breezes. “The proposal incorporates a land-efficient design to utilise the site’s area effectively. ▲ A render of the three-storey block of eight units proposed for Runaway Bay. “The proposed design is consistent with developments viewed within beach-benefitting suburbs along the Coast. These upmarket locations require innovative techniques to combat the downsides of urbanisation and urban sprawl.” Mi Design Studio was tapped for the scheme, which utilises timber-look metal cladding, glass, and timber-look metal batten screens to achieve a high-end aesthetic consistent with the evolving character of Runaway Bay. “The project is a modern contemporary design with softening features of curved balconies and planter boxes, and colours to reflect a modern day beach lifestyle,” a design statement said. Planned for a site within walking distance to the cafes and restaurants of Runaway Bay and a short stroll to the beach, the documents said the proposal was an opportunity to develop an infill site in a thriving community. “The proposed use is of a high architectural design and standard that will complement and improve the existing character of the area,” a planning report said. “Overall, the proposed development is of a scale and intensity consistent with the current planning scheme and the prevailing character of the surrounding area. “The development will provide a critical housing supply to accommodate the Gold Coast ’ s growing population, with minor residential density increases facilitated by the site’s proximity to the diverse array of employment, recreation and transport opportunities afforded by surrounding notable infrastructure and improvements.” The re-emergence of the humble but modern beachside block of flats has been spreading along the coastal strip during the past few years and follows a wave of high-end luxury residential tower development.
