Holdmark Plots Slender Two-Tower Project at MacPark

Holdmark Property Group is working on a 400-unit project a transit-oriented development area in Sydney’s north-west. The developer is applying State Significant Development pathway, to build a mixed-use project at 2-4 Giffnock Avenue and 384-392 Lane Cove Road, 120m south-west at Macquarie Park. The site is near the Macquarie Park Metro station in the City of Ryde local government authority area, about 18km by road from the Sydney CBD. Under the plans, buildings on the site would be demolished to make way for 400 apartments across two slender towers and a smaller building extending from the shared podium. Early planning documents for the site propose a maximum height of 130m or about 40 storeys. Of the apartments, 10 per cent would be allocated as affordable housing in perpetuity, and there would also be retail premises and a supermarket. A Holdmark spokesperson said it was the second stage of the development of the precinct after Veriu Hotel that opened in December of last year. “We are creating a precinct which will attract a diverse range of buyers looking for a new home who will recognise the untapped potential of Macquarie Park as a living destination with all its attributes,” the spokesperson said. “We don ’ t see another location in Sydney that can offer what Macquarie Park has to offer.” The project is in its early stages with preparation of an Environmental Impact Statements under way, however, once the planning process was complete, “we intend on commencing demolition and construction immediately,” they said. The 12,720sq m site is in the Macquarie Park Innovation Precinct, and also Transit Oriented development precinct, one of six accelerated to boost housing supply near major transport hubs. ▲ A render of the slender towers and smaller building on Giffnock Avenue. The rezoning of the precinct means it has the capacity for 9600 new homes and affordable housing contributions between 3 and 10 per cent for all new residential development, as well as improved public amenity and outdoor spaces. As such, Holdmark’s site was rezoned mixed-use and as a commercial centre, subject to affordable housing contributions, non-residential floorspace ratio of 0.2:1 and a requirement of 3025sq m of open space. The application from Keyplan says the project “delivers the objectives of key government planning strategies for this locality” and presents “a unique opportunity to provide a significant amount of housing close to major public transport and importantly, identified strategic growth corridors”. The Macquarie Park-based, family-run developer has launched several major projects in Sydney’s west in the past year, filing plans for 1300 apartments at Ermington and a six-tower project at Chester Square , as well as office-to-hotel conversion plans in North Sydney . Tipped as a major centre for mixed-use development growth , Macquarie Park was one of the first TOD precincts unveiled by the NSW Government. “Holdmark have been investing in Macquarie Park for many years,” the developer’s spokesperson told The Urban Developer . “[It is] very well connected and serviced by infrastructure, you are the midpoint between the north, west and CBD and it also has other essential infrastructure such as the university, hospital and shopping centres. “We believe that the TOD program now encourages us to activate our key sites in these important locations.”
