Tower Pitched as Brisbane’s Inner-West Regains Steam

Brisbane developer Verso Projects has filed plans for a 20-storey residential tower at Indooroopilly as the city’s inner-west continues to regain its development steam. The proposal comprises 119 apartments capped by a rooftop communal recreation terrace with views of the city and Mt Coot-tha. It would occupy a 2192sq m site at 53 Coonan Street, replacing a complex of nine townhouses, close to Indooroopilly shopping centre and train station. According to a planning report, the proposed development would accommodate a mix of 51 two-bedroom and 68 three-bedroom units “significantly contributing to additional dwelling supply for the Indooroopilly growth node”. “The land surrounding the subject site generally consists of older housing stock which hasn’t yet been developed in accordance with the intent of the Indooroopilly Centre Neighbourhood Plan Code,” it said. “The proposed development is aligned with the anticipated density and assumed infrastructure demand.” It also noted that while the site’s maximum building height was only eight storeys, the neighbourhood plan did allow for up to 15 storeys where part of a larger land parcel. ▲ Renderings of Verso Projects ’ 20-storey proposal comprising 119 apartments for 53 Coonan Street, Indooroopilly. &ldquo;While the proposed development will be significantly taller than the existing developments in the vicinity of the site, when the surrounding area is developed in accordance with the maximum height provisions of the Indooroopilly Centre Neighbourhood Plan Code, the proposed development will sit comfortably with surrounding development in terms of the building bulk and scale,&rdquo; the report said. --> Although taller than nearby buildings, the proposed development would align with future surrounding structures under the Indooroopilly Centre Neighbourhood Plan Code in bulk and scale, the report said. Verso Projects, led by Steve Laffey, tapped Ellivo Architects to design the tower scheme, which integrates 700sq m of communal open space, work-from-home offices and 1137sq m of landscaping—including “green pockets” on every level—equating to almost 52 per cent of the site area. The rooftop terrace spanning 650sq m is designed as a communal gathering space and oasis-like “seamless extension of the home” that features barbecue areas, a pool with sun lounges, sauna, gym and residents dining room. Adorned with a unique feature screen to create “a sense of identity”, the proposed tower also would feature an entry veranda providing a shaded and protected outdoor room. ▲ Renderings of Verso Projects ’ 20-storey proposal comprising 119 apartments for 53 Coonan Street, Indooroopilly. Parking for 182 resident and 18 visitor cars is to be accommodated across two basement and three podium levels. “The project draws from the resilience of its context—Mt Coot-tha ’ s subtropical sensibilities and Indooroopilly ’ s well-connected community,” a design statement said. “The design embraces bold form and robust materials while celebrating identity, connection, timelessness and thoughtful residential living.” Nearby, billionaire Taiwanese developer John Lin’s Shayher Group recently revealed the latest plans for its redevelopment of the former CSIRO site on the Brisbane riverfront at Indooroopilly. It lodged a proposal in April for two midrise apartment towers on the 7.2ha Long Pocket holding acquired in 2010 for $25.3 million. Under the plans, the buildings—Riverview Apartments and Parkview Apartments—would rise six and seven storeys, respectively, on a north-east 7086sq m portion of the site.
