Mayd Group Settles Record $32.5m Deal for Kirra Site

Queensland-based developer Mayd Group has completed a $32.5-million settlement for a 4742sq m beachfront site at Kirra. It was the Gold Coast’s largest property transaction for 2025 and the second largest in the region’s history. The transaction includes seven amalgamated parcels at 2-6 Pacific Parade and 27-33 Golden Four Drive, Bilinga, which the developer acquired from Elizabeth Meixner. Meixner, who built her career in the pharmaceutical industry, assembled the site over four decades. Mayd Group founder Todd Mould described the acquisition negotiations as “reflecting the rarity and emotional significance of the holding”. “This was not a typical transaction, it involved a vendor who had spent four decades assembling the site and was highly selective about who they would sell to,” he told The Urban Developer . “The vendor took comfort in our intent to deliver a landmark project that would respect the site’s history and elevate the precinct.” Mayd secured development approval for the site in 2023 with plans for a $400-million hotel and residential mixed-use project . The developer is currently finalising a minor change application focused on refining apartment layouts, enhancing resident amenity and updating facade elements. Approval is anticipated for early 2026. Delete Mould said the minor changes would not alter the project’s overall yield, height or built form. “The facade refinements are intended to better express the architectural vision and ensure the building delivers a timeless, landmark-quality outcome appropriate for Kirra’s beachfront setting,” he said. The approved proposal features a 160-key five-star hotel and a separate 10-level residential building containing 60 apartments, including two penthouses and five double-storey beach houses. MAS Studio designed the scheme with resort-style amenities including private pools, sauna facilities, yoga lawn and cinema access. Luxury demand fuelling Mayd’s drive Despite broader economic headwinds, Mould is confident the Gold Coast luxury market will thrive in 2026, driven by demand for differentiated products offering scale, lifestyle and long-term scarcity. “This project stands apart from much of the airport strip pipeline through its size, scale and role as a gateway to Kirra,” Mould said. “It is overall a different product, one that prioritises amenity, lifestyle and architectural presence.” ▲ Mayd Group founder and director Todd Mould. Mould said the developer’s approach in emerging precincts such as North Kirra differed from established luxury markets. “In emerging precincts, our approach is about setting a benchmark rather than following one,” he said. “In Kirra, we are helping define what luxury looks like for the precinct over the next decade.” The settlement expands Mayd Group’s portfolio value beyond $500 million across active projects. The developer recently settled Prominence at Mermaid Beach, a $35-million ultra-luxury project with eight homes, and is selling One Burleigh, a $195-million development of 16 full-floor apartments at Burleigh Heads. “Alongside these headline projects, we’re progressing on three additional sites that are yet to be released,” Mould said.
