Midrise Plans Seek to Redefine Redcliffe Apartment Living

Plans have been filed for a seven-storey residential development that aims to bring high-end apartment living to south-east Queensland’s Redcliffe waterfront. The proposal lodged by 54 PEP Pty Ltd, linked to local businessman Damion Bielby, comprises 10 three-bedroom apartments topped by a four-bedroom, full-floor penthouse. It is earmarked for a 996sq m site at 54 Prince Edward Parade, which changed hands in July last year for $3.8 million. Under the scheme designed by Ryall and Smyth Architects, the proposed development is touted as a “premium residential product”. “The proposal seeks to establish a high-end apartment building that adopts a high-quality architectural style,” a planning report submitted to the Moreton Bay Regional Council said. &ldquo;In recent years, the traditionally lower-intensity, coastal character of residential uses in this part of Redcliffe and the surrounding area has been slowly transitioning to provide more high-end beachside residential and tourist accommodation developments, including contemporary, architecturally designed larger-scale midrise apartments, reflective of the growing proportion of higher socioeconomic demographic wishing to reside in or travel to these coastal neighbourhoods. &ldquo;Furthermore, the proposed development provides a premium residential product that allows local residents to &lsquo;age in place&rsquo; within their community as they downsize from traditionally larger family homes to a more compact, lower maintenance dwelling typology, without necessitating moving from the Redcliffe area.&rdquo; --> The area was shifting from lower-intensity coastal residential uses to high-end beachside residential and tourist accommodations. This included larger-scale, midrise apartments, reflecting the desires of a wealthier demographic, the report said. According to the report, the proposal was seeking performance outcomes in relation to building height, setbacks, site cover and density. Notably, it said the proposed building height of 25.2m above natural ground exceeded the prescribed height limit of 12m but was “considered acceptable”. “The proposed development, at seven storeys, achieves a compatible building height transition along the broader streetscape from the Redcliffe Village centre in the south to the existing lower-intensity residential areas to the north of the subject site.” Architecturally, the proposal was described as “a contemporary coastal-style building, incorporating materials, colours and textures prevalent in emerging developments in the locality, including white rendered blockwork, metal cladding, glass balustrading, aluminium blade screens and light-toned timber cladding or timber-look features”. The plans included 23 ground-level resident parking spaces, exceeding the planning scheme requirements, and 11 bicycle parking spaces. Last month, midrise apartment tower plans also were pitched for a nearby 2168sq m vacant site at 77 Sutton Street with design nods to the “geological and historical fabric” of the coastal peninsula north of Brisbane. The proposal by Sam Hanna &amp; Co is for a nine-storey building comprising 67 two, three and four-bedroom apartments.
