Retirement Living Twin Tower Plans Filed for Runaway Bay

Twin tower plans have been filed for an integrated vertical “later living” village at Runaway Bay fronting the Gold Coast Broadwater. Retirement-living developer Esprit de Vie led by Stephen Scotchmer is behind the proposal. Under the plans, dual slender towers rising 21 and 22 storeys would accommodate a total of 57 high-end two and three-bedroom apartments. The proposed development is earmarked for a narrow, elongated 3116sq m waterfront site at 13-15 Bayview Street, previously approved for the 31-storey Belvue Broadwater residential tower project. Monaco Property Group’s scheme was the first highrise to be given the greenlight at Runaway Bay at the northern end of the Gold Coast in more than 30 years. It was scrapped last year with development partners Jonathan Grasso and Jay McPhee citing prevailing construction industry challenges. At the time, they said the immediate plan was to landbank the site for future development but last month the duo signed off on consenting to Esprit de Vie making its application. The twin-tower Runaway Bay retirement living proposal—designed by BDA Architecture—follows Esprit de Vie’s debut project launch at Mermaid Waters. It is touted as “a new state-of-the-art later living community for future generations to age gracefully in place”. However, no high-care component is proposed as part of the application. “The proposal seeks to establish a new later living development that will deliver high quality independent apartments for downsizers and retirees over the age of 65, wholly owned and operated by age-care provider Esprit de Vie,” a planning report said. The western tower would comprise 37 two-bedroom units and taller eastern tower 20 three-bedroom apartments. ▲ Renders of the proposed retirement living development on Bayview Street. Two levels of communal recreation area spanning more than 900sq m across levels 1 and 2 of both towers would be provided with amenities including an indoor/outdoor pool, gym, wellness space, treatment rooms, spa and seating areas. Additional recreation space is planned beside the Broadwater, including a communal lounge and cafe for residents that connects to an outdoor terrace overlooking the water. “Owing to the nature of the land use, the development provides well-designed communal areas that will allow for connectivity and high levels of engagement between residents,” the report said. A pedestrian spine would connect the two towers to the street frontage. “This project envisions a transformative approach to community living by proposing the construction of two elegantly designed towers, rising from a shared base that will house a variety of communal amenities and services,” an architectural statement said. “The design embodies the concept of ‘The Spirit of Life’ [ Esprit de Vie in French]. “The core idea behind this development is to establish a ‘vertical village’ where residents can experience a cohesive community lifestyle both on the ground level and in the elevated residential spaces.” Parking for 114 resident cars would be accommodated in two basement levels with nine visitor spaces on the ground level.
