Revelop Scoops Up Camden Stockyard Site, Plots Retail

A saleyard site in Sydney’s south-west would be transformed into a major retail precinct under plans by the site’s new owner, Revelop. The developer acquired The Stockyards of Camden site last month in a deal managed by Inglis Property Macarthur. Revelop reportedly paid $4.55 million for the 2.82ha site. Touted as the “single largest parcel” in Camden’s CBD, Revelop said the acquisition would pave the way for the development of its latest flagship retail project. The site at 30-34 Edward Street “will honour Camden’s rich heritage”, according to Revelop co-founder and managing director Charbel Hazzouri. “We had been monitoring the property for several years and while previous attempts to secure it had fallen through, the timing of our acquisition proved ideal,” Hazzouri said. “The deal was well priced, which made the project feasible and created the right opportunity to move forward with development.” The biggest challenge to acquiring and developing the site was the underlying land value, which made it difficult to stack up financially, Hazzouri said. ▲ The developer has held a vision for the Stockyards site for several years. “By acquiring the land at an attractive price point, we’ve been able to unlock its potential,” Hazzouri said. However, the challenges don’t end there. The project also requires detailed planning to address heritage considerations, flooding issues and a range of technical challenges. “We’re taking the time to ensure the outcome is not only viable but also delivers a high-quality, long-term neighbourhood centre for Camden,” Hazzouri said. The site is occupied by three buildings—a two-level office building and a stock-selling centre. ▲ An aerial rendering of the possible development on the Camden site. Until earlier this year, the properties were leased to livestock agency Jim Hindmarsh &amp; Son by former owners Coronam Holdings, which had bought the site for a reported $3.6 million in 2018. Revelop is developing plans for the site as a seven-day-a-week precinct with two supermarkets and a large format liquor outlet, boutique retail and dining, plus wellness, medical and childcare uses. “Our focus is on making the design more efficient and deliverable, ensuring the centre can thrive well into the future,” Hazzouri said. “That means refining layouts so that all specialty tenants benefit from strong exposure and foot traffic generated by the major anchors, while also prioritising accessibility, flow, and the overall user experience.” ▲ A rendering of The Stockyards retail and wellness precinct. With a proposed gross floor area of 15,384sq m, the potential annual income of The Stockyards development could be $6.2 million per annum, according to estimates. Part of Sydney’s south-west corridor and 50km from the CBD, The Stockyards would benefit from billions being spent on infrastructure investment, including the Western Sydney International Airport, which is 20km from the site and due to open in 2026. Camden is also Australia’s fastest-growing local government area, with its population projected to reach 234,000 by 2036—a 199 per cent increase from 2016, according to Revelop. “Camden is experiencing significant growth, and we saw an opportunity to create a state-of-the-art neighbourhood centre that the community has been calling for,” Hazzouri said.
