Billionaire Reveals Indooroopilly Dual-Tower Plans

Billionaire Taiwanese developer John Lin’s Shayher Group has revealed the latest plans for its redevelopment of the former CSIRO site on the Brisbane riverfront. It has filed a proposal for two mid-rise apartment towers on the 7.2ha Long Pocket holding acquired in 2010 for $25.3 million. Under the plans, the buildings—Riverview Apartments and Parkview Apartments—would rise six and seven storeys, respectively, on a north-east 7086sq m portion of the site. Overall, the proposed development earmarked for 34 Jacaranda Place would accommodate 76 two and three-bedroom units. Shayher Group faced early opposition from residents over its initial redevelopment plans for the former research facility site 5km south-west of the Brisbane CBD—including its Long Pocket Estate comprising 50 townhouses at 75 Jacaranda Place, across the road from its latest apartment proposal. “The development [at 34 Jacaranda Place] represents a natural continuation of residential development within the Indooroopilly pocket and aligns with the intent of the existing preliminary approval,” an Urbis planning report said. However, it noted the proposal “is not made in accordance with the preliminary approval… [but] responds to the key principals in terms of delivering medium density living typologies in this area of Indooroopilly”. “The proposal responds to the need for increased housing in Brisbane’s middle ring,” the report said. ▲ Renderings of Shayher Group's mid-rise residential development proposed for 34 Jacaranda Place, Indooroopilly. “The built form is responsive to the configuration of the site and is considerate of the surrounding context to accommodate future development…[and] consistent with the overarching intent and principles of the preliminary approval.” The two proposed mid-rise towers of the scheme designed by JHA Architecture have been oriented perpendicular to each other to address both current and future street frontages. Also, according to the documents: “By opting for two longer towers instead of one larger consolidated building, the design effectively reduces the perception of bulk and scale and maximises the views and amenity opportunities offered by the Brisbane River and open spaces surrounding the site”. Communal open space—including rooftop amenities crowning both buildings— would span a combined 1639sq m and feature swimming pools, outdoor lounges, yoga lawns, gyms and an alfresco barbecue/dining areas. On the ground level, a 250sq m commercial tenancy is to be centrally located on the site to activate its Jacaranda Place frontage and is designed to serve both residents well as the broader community. ▲ A render of Shayher Group's mid-rise residential development proposed for 34 Jacaranda Place, Indooroopilly. “The recent developments along Jacaranda Place and the Somerset Retirement Village highlight a growing demand for local services,’” the documents said. “The integration of this commercial tenancy creates a natural connection with the surrounding development, meeting the needs of the community and fostering a vibrant local hub. “This development is a step towards creating a more connected and serviceoriented community, reflecting the evolving needs of the area.” Two basement levels would provide 229 parking spaces for residents and visitors. “The architectural vision for this development is to create a harmonious blend of elegance and functionality that resonates with the surrounding natural landscape,” a design statement said. “Inspired by the gentle flow of the Brisbane River, the design features soft curves and fluid lines that evoke a sense of movement and connection with nature. This fluidity is intended to reflect the tranquil ambiance of the nearby park and reserve.” Meanwhile, Shayher Group is forging ahead with another Brisbane riverfront project—its transformation of the Bulimba Barracks into a neighbourhood of 800-plus homes. Its preliminary masterplan for the 20ha precinct 4km north-east of the Brisbane CBD incorporates apartment blocks up to five storeys as well as three-storey townhouse complexes and detached two-storey hosuing. A centrally-located sprawling, heritage-listed fabrication workshop also is to be refurbished and adaptively reused as a retail marketplace and community hub.
