Shoptop Project Uptick Escalates in Sydney’s East

The surge in mixed-use and shoptop developments in Sydney’s Eastern Suburbs has returned with fresh projects filed for Bondi and the wider Waverley Council area. Two significant development applications have been submitted as two others received approval, highlighting the region’s move towards integrated residential and commercial spaces in this high-demand area. One of the new proposals, at 525 Old South Head Road, Rose Bay, would replace an older commercial building with a five-storey shoptop development. Designed by SRH Architecture for Ronnie Shulkin of RNB Property Group , the proposal includes commercial space at street level and two basement parking levels accessed from Dover Road. The residential component would comprise eight units, including two designated as affordable housing, and balconies on all upper levels. Pedestrian access to the residential lobby would be from Dover Road, while commercial entrances would be from Dover and Old South Head roads. ▲ A render of the Blare Management proposal for an 11-storey mixed-used block. Meanwhile a proposal by Blare Management for 10 Denison Street, Bondi Junction, would transform a former Jax Tyres site into an 11-storey mixed-use development. Know locally as The Jax Site, the plan involves the demolition of the 1950s-era two-storey building, once used for vehicle servicing and tyre replacement, to make way for the tower. ▲ A render of the 11-storey block planned for The Jax Site at Bondi Junction. The development would predominantly comprise commercial space, with a small retail section on the ground floor and two luxury penthouses across the top three levels. The proposal would increase the gross floor area by just over 13 per cent, which Blare Management plans to address through a Voluntary Planning Agreement with Waverley Council. While the proposed building meets height restrictions, it includes minor street setback variations designed to fit the site’s dimensions and optimise urban design. These applications comes as two similar projects in the region won approval. The redevelopment of 222-234 Bondi Road and 1 Wellington Street at Bondi approved by the Land and Environment Court will transform two heritage-listed buildings into a mixed-use development. The existing structures, built in the 1930s, are recognised for their historical significance and are listed in the Waverley Local Environmental Plan 2012. The project, led by Allambi Property, will add two levels to the buildings, creating 16 residential units above expanded ground-level retail spaces. ▲ A render of the approved block at the corner of Bondi Road and Watson Street. The development was initially refused by Waverley Council due to concerns over non-compliance with planning controls, specifically regarding building height, setbacks and potential impacts on the heritage character of the area. Community objections also highlighted concerns about increased traffic and compatibility with the surrounding streetscape. However it was approved on appeal with the LEC taking into account adjustments made to the proposal. The court recognised the project’s value in providing additional housing within a high-demand area while integrating sustainable design elements to maintain the local character. ▲ A render of the approved retirement community in Sydney’s east. The other approved project is a $34-million retirement community development at 669-683 Old South Head Road, Vaucluse —a senior living community comprising 30 apartments plus retail spaces. Blare Management is developing the project on behalf of OSHR At Vaucluse Holdings Pty Ltd.
